The first In-N-Out Burger in Palm Springs is still on track to open despite hitting a slight snag that could potentially delay its long-awaited debut.

The Palm Springs Planning Commission on Monday night stalled final approval of the eatery at 1801 E. Palm Canyon Drive in the Smoke Tree Village Shopping Plaza, requesting yet another design review before green-lighting the iconic burger spot.

The decision came after nearly three hours of discussion, with commissioners and residents arguing that the latest plans — which include a lighter exterior color and additional landscaping — still did not sufficiently reflect Palm Springs’ distinctive mid-century modern architectural character.

In-N-Out reps defended the design, saying it was tailored specifically for the site. However, the commission voted to continue the item, meaning the project will return for one more review with recommended changes before giving the burger chain final architectural approval.

The restaurant has been under review since 2024, having been approved by the Palm Springs Planning Commission in 2025. City officials had previously anticipated an opening in late 2027 or early 2028.

During Monday’s meeting, some commissioners expressed their frustration regarding the multiple design revisions, with one describing the proposed architectural updates as putting “lipstick on a pig,” according to News Channel 3.

Despite the delay, the project remains on track to bring the popular California burger chain to the heart of the Coachella Valley. No new timeline has been announced.

The news comes as Palm Springs continues to grow in popularity, with residents and visitors eager for more dining options, including the beloved In-N-Out experience.

Until the new desert spot opens, the closest In-N-Out locations are around a 20-minute drive from Palm Springs in Rancho Mirage and Thousand Palms.
