Iconic LA mansion with jaw-dropping views hits the market — but nobody wants it

A stunning Hollywood Hills home that once ignited LA-envy in the hearts of millions can’t find a buyer in 2026.

The iconic Stahl House, a glass-walled mid-century masterpiece immortalized in Julius Shulman’s seen-around-the-world 1960 photograph, has been languishing on the market for nearly a year — even after its owners slashed $5 million off of the $25 million asking price first announced in late 2025.

Officially known as Case Study House No. 22, the 2,200-square-foot, two-bedroom cliffhanger on a gated street above Chateau Marmont is widely considered to be the crown jewel of the hotly-sought after architectural genre — but so far, no takers, despite its impeccable pedigree and panoramic views.

Fashioned by architect Pierre Koenig for Buck and Carlotta Stahl in 1959, the home reportedly cost less than $40,000 to construct — about $450,000 in today’s money.

The house was born out of Arts & Architecture magazine’s experimental project dreamed up to showcase stylish, affordable homes for the average American.

Today, that “affordable” housing comes with an eight-figure price tag. But the astonishing increase shouldn’t have stopped the right class of buyer, experts say.

“It is so famous, and by LA standards, the price didn’t seem to be out of whack too much,” architectural historian Alan Hess told SFGATE.

Hess said he was surprised by the amount of the time the house has been on the market — and noted that wealthy collectors something scoop up properties without even intending to live in them.

“To buy that would be a key part of a serious collection,” he added.

Tucked away on exclusive Woods Drive, the single-story, L-shaped residence is built around a swimming pool that famously extends out into the sky.

Aesthetically defined by exposed structural steel, concrete, and floor-to-ceiling glass, the home is best know for its gravity-defying “floating corner” living room, which extends out into thin air.

The Stahl family decided to sell after more than 65 years of ownership, saying that maintaining the architectural treasure had become increasingly difficult.

The family insists they aren’t necessarily looking for the highest bidder — but rather a “steward” who understands the significance of the house.

Finding that elusive “steward” is proving easier said than done, though — considering that across 2,200 square feet, you just get two bedrooms.

The fact that the home cannot be easily expanded, remodeled or bulldozed is also holding the property back, in LA’s McMansion-mad hills.

Since it’s listed on the National Register of Historic Places and designated an Los Angeles Historic Cultural Monument, what the buyer sees is largely what they get.
