Construction of an apartment block will begin in the middle of this year on the site of a former flower shop in a booming pocket of West End.
The Elisi building at 17 Ferry Road – previously occupied by the Roses Only warehouse – will comprise 30 three-bedroom units across eight storeys.
A pool, barbecue area and yoga lawn will be included on the roof. Each apartment will have an outdoor area and two underground parking spaces.
The former flower shop and car park has already been demolished. Brisbane Times confirmed construction would begin in July, and was expected to be finished in late 2027.
It’s a booming area of West End, next to the enormous The Lanes Montague Markets project and directly opposite a planned apartment building at 24 Ferry Road.
Sales agent Doug Tonkin said buyers were being drawn to the area due to its proximity to city services, Orleigh Park, and West End State School and Brisbane State High School.
“It’s an overcrowded market, you’ve got a lot of high density popping up … so to do something with only 30 apartments, we feel there is definitely a market for it,” he said.
“When we look at the demographics, we’re really plugging into downsizers … people that are coming out of leafy suburbs of Brisbane.”
The apartments are priced between $1,799,000 and $2,209,000, with four different layouts offered. Tonkin said about 12 had been sold.
Rapid development in the area has faced criticism from some locals, who believe population growth is rapidly outstripping services.
West End Community Association president Seleneah More said in 2025 the whole suburb was already struggling to keep up.
“The infrastructure we need, they just haven’t put in place to deal with that growth.
“We’re at a tipping point because … there’s nowhere else across the city that has had 10,000 dwellings in 15 years and a trebling of the population.”
Vista is the developer of Elisi, and Prospect is the architect. Bella Vie designed the interiors.
Directly across the river in St Lucia, a new Graya tower dubbed “Silk” is expected to be one of the most luxurious in Brisbane.
