Hollywood’s Toyota dealership begins massive transformation into housing and retail development — complete with a 35-story tower

One of Hollywood’s most recognizable auto dealership properties is set for a dramatic transformation after Los Angeles officials finalized approvals for a sweeping mixed-use project at 6000 Hollywood Boulevard.

The site, long home to Toyota of Hollywood and owned by the Sullivan family, will be redeveloped into a large-scale urban campus featuring housing, offices, retail space, and public gathering areas.

At the center of the proposal is a 35-story tower that will reshape a prominent stretch of Hollywood Boulevard.

Plans call for the construction of 350 apartments, including 44 affordable homes, along with 136,000 square feet of office space and 22,500 square feet of retail.

The development will also add 23,500 square feet of publicly accessible open space.

The project marks a major shift for a property that for decades operated as a car dealership occupying a high-profile piece of real estate in the heart of Hollywood.

Its approval also reflects a broader trend unfolding across Los Angeles, where low-density, auto-oriented properties are increasingly being converted into projects that combine housing, jobs, shopping and pedestrian-friendly public spaces.

The push comes as the city continues grappling with housing shortages and growing pressure to increase residential density.

The redevelopment has moved through the city approval process over several years.

The proposal first became public in May 2023 when the Los Angeles Department of City Planning released its initial study.

In March 2025, the project advanced through the City Council’s Planning and Land Use Management Committee before moving to the full council.

Later that year, in November, the Los Angeles City Planning Commission approved the redevelopment and rejected local appeals challenging the project.

The final milestone arrived in March 2026, when the City Council upheld the approvals and formally finalized the vote, clearing the way for the Hollywood Boulevard site’s next chapter.
